- step 2 finding the right property
once we have a clear understanding of what you are looking for, your reasons for purchase and the timescale involved, we will put together a personalised viewing portfolio. search for property here.
- step 3 viewings
alcantara estates is open from 9am - 7pm monday to friday, but our phone lines remain open long after normal office hours. Should you require out of hours or weekend viewings, alcantara estates can help.
- step 4 making an offer
once a suitable property has been found we will put forward the instructed offer to the vendor, and enter into negotiations in order to achieve the best possible price.
- step 5 offer accepted
once an offer has been accepted alcantara estates will inform all interested parties, such as banks , mortgage companies etc and it is now that you can instruct a lawyer
at no point should monies or deposits be paid to anyone other than your own solicitor.
- step 6 instructing a lawyer
the successful acquisition of a property can be reliant on the efficiency and speed of the instructed lawyer. should you not have a lawyer or recommendation already, alcantara estates will be happy to provide a list of recommended lawyers as requested.
- step 7 lawyers and conveyancing
your lawyer will carry out all necessary checks including land registry, town hall, banks, mortgages, local taxes, community fees and any other related issues.
alcantara estates will be in contact with both parties lawyers, assisting as required, and keeping you informed every step of the way.
- step 8 private purchase contract
once all necessary checks have been completed, private purchase contract can be signed (typically paying 10% of the agreed purchase price). This contract specifies the price, timescale and all other agreed details of the sale.
- step 9 signing of the title deed (escritura)
on the agreed date the purchasers and vendors, or legal representatives, will meet at public notary, along with any related parties such as mortgaging banks, to sign the title deed, pay the balance of funds, and receive the keys.
